Fellow Condo Owners,
My name is Ted Thuli, and I am interested in serving on our condo's Board of Directors. As a two-unit owner, I'm deeply invested in the well-being and future of our community here at the Daytona Beach resort, and I believe my experience and dedication can significantly contribute to a more prosperous and transparent future for our building.
For the past 40+ years, I've owned and operated my own business, gaining extensive worldwide experience in the dairy and food industry. This journey has equipped me with a robust understanding of management, strategic planning, complex project oversight, and the importance of transparent operations. I've tackled everything from ensuring project budget to managing large-scale construction and renovation projects, and I'm eager to bring that same level of dedication and expertise to our condo board, ensuring our resort works for fellow owners who call it home.
Over the years, I've observed several key areas where I believe we can make substantial improvements, ultimately benefiting all residents. My top priorities, if elected, would be:
Fiscal Responsibility and Savings
I'm committed to meticulously reviewing our expenditures and identifying opportunities for cost savings without compromising essential services or the quality of our living environment we've all come to appreciate. By optimizing contracts, exploring alternative vendors, and implementing more efficient operational practices, I'm confident we can reduce unnecessary spending and build a healthier reserve fund for the future.
Urgent Infrastructure Repairs and Construction Oversight
The condition of our seawall, three outdoor pools and bar, and parking garage are critical concerns that require immediate attention. These aren't just cosmetic issues; they're vital to the safety, value, and long-term viability of our property. My experience in overseeing significant construction projects will be invaluable here. I'll advocate for a clear, actionable plan to address these repairs promptly, ensuring we engage qualified professionals, demand high-quality workmanship, and prioritize the most pressing needs, protecting our shared investment for years to come.
Enhanced Transparency
I believe that a well-informed community is a strong community. If elected, I'll champion greater transparency in all board decisions and ongoing projects. This includes more frequent and detailed communications, clearer explanations of expenditures, and easily accessible information for all residents. My goal is to foster an environment of trust and open communication, ensuring every owner feels heard and understands how our building is being managed.
My extensive professional background has equipped me with strong organizational, analytical, and problem-solving skills that I believe will be invaluable to the Board. I'm a firm believer in collaborative decision-making and will actively seek input from my fellow residents to ensure that the board's actions align with the best interests of the entire community.
I'm eager to contribute my time and effort to improving our beautiful condo building. I respectfully ask for your vote and the opportunity to serve you on the Board of Directors.
